Pro-active property management is the key to improving the performance and value of building assets, whether held for investment purposes or as an owner-occupier. Through our network of offices we offer a comprehensive estate management service for properties throughout the UK.
Examples of property currently under the management of storeys:ssp include out of town office developments, business parks, shopping centres, shopping parades, multi-occupied office buildings, industrial estates and residential multi-occupied complexes.
Estate Management as a property service can be broadly divided into three areas:
- Financial Management
- Building Management
- Asset Management
Financial Management
- Record and maintain computerised Estate Records including details of occupational leases, rent, service charge, covenants and floor areas.
- Service charge analysis and reconciliation
- Service charge costings and budgeting for forthcoming service charge year
- Regularly review and re-tender management service contracts to ensure quality and value for money
- Make all necessary payments to suppliers, contractors, staff, consultants and professional advisors used in connection with the management of the property
- Demand and recover rent, service charges, insurance premiums and all payments due under the terms of occupational leases
- storeys:ssp are authorised and regulated by the RICS for the conduct of property accounts and insurance business
Building Management
- Regular inspections of the building together with common areas
- Inspections at least annually of tenants demised areas
- Where necessary supervise site staff as is necessary for the proper management of the property (includes where appropriate management personnel, cleaning and security services) and properly administer any contract
- Advise on applications by tenants for consent for alterations and assignments
- Planned maintenance programmes
- Health & Safety, Fire Risk Assessments and Disability Discrimination Act Audits.
- Advise on repairing liability and interpretation of lease terms
- Keep accurate records of tenure, tenancies, rent reviews, lease expiries, options and other significant events affecting the property
Asset Management
- Hold regular client meetings to review surveying and accounting issues
- Review performance of asset with appropriate benchmarking
- Review service charge budgets/actual expenditure with appropriate benchmarking
- Liaise with supporting disciplines on agency, building and professional issues
- Input into improvement measures and development opportunities to enhance the asset

- Insurance valuations and advice on the appropriate policy for particular properties
- Rent review and lease renewal negotiations
- Law of property act receivership appointments
