Rating

We have been one of the country’s leading rating surveyors since the first post war revaluation in 1956.  We adopt a very creative approach to securing rateable value reductions for clients in the corporate, private and public sectors throughout England, Wales and Scotland.

Our clients’ properties are subject to constant scrutiny for material changes to the property or locality.  Only in this way can we create opportunities for our clients; to secure rates reductions.  Active management of a property or portfolio can help minimise rate liability and maximise savings and refunds.  Whilst most appeals will be settled by negotiation with the Valuation Office Agency (VOA), we take cases to the Valuation Tribunal and to the Lands Tribunal.

: General Advice

In addition to standard grounds for appeal and material change of circumstances we can also advise on:

  • Relief for partly occupied property and listed buildings.
  • Splits/mergers/reorganisations.
  • Transitional certificates and transitional arrangements.
  • Checking all rates bills after a change to a rating assessment.  Specialist in-house software developed.
  • Completion of VOA forms of return.

Fees can be agreed to meet a clients’ needs and may be based on:

  • Contingency i.e. % of rateable value reduction or reduction in liability.   No reduction – no fee.
  • % of rateable value appealed.
  • Fixed fee.
  • Hourly rates.
: Rates Management

A well established, service that can combine checking and authorising all rates bills and refunds, interest calculations and tax certificates to actually paying rates bills for you (subject to forward funding) providing monthly reports on payments and refunds together with budgets up to 31st March 2010 on a rate and/or financial year basis.

: Rates Recovery

Since 1990 and the introduction of transitional arrangements and the uniform business rate, rates bills are often complicated.  We can carry out an audit of what you should have paid against what you have paid and recovery any overpayments.  Fees on a contingency basis of a percentage of cash refund, saving or credit.
